Home Staging with Porter & Gold
Our home staging service at Porter & Gold transforms empty or uninspiring properties into warm, characterful homes that your buyers instantly connect with.
Blending modern design with carefully chosen antiques, artwork and sustainably sourced pieces, we create spaces that feel both stylish and soulful. Whether you’re a homeowner preparing to sell, or a developer launching a new build and do not want to invest in a permanent showhome, our staging is designed to make your property stand out, photograph beautifully, and achieve faster, stronger offers. By combining thoughtful design with intentional, sustainable choices, we help buyers immediately imagine the lifestyle your home offers - and remember it.
Where staging really counts:
For Photography
Most buyers see your property online first. Clean and styled spaces photograph better, appear brighter and feel more spacious. Strong photos attract more enquiries and create momentum from day one.
For Viewings
A beautifully presented home helps buyers feel at ease, move through rooms more intuitively and imagine how they’d live there. When rooms feel purposeful and appealing, viewings last longer and longer viewings often lead to offers.
For Social Media
Estate Agents today rely heavily on social media. Well-presented rooms perform significantly better: scroll-stopping images lead to more reach, more shares and ultimately more potential buyers through the door.

Our Free Staging Guide
Here is our free 7 step DIY guide to staging your own home! Buyers aren’t just looking for a property; they’re searching for the feeling the home will give them when they live there. Staging helps a home to tell its best story, allowing potential buyers to imagine themselves living there and to see the full potential of each space.
First impressions are made in seconds, especially online. A well-presented home instantly feels more inviting, more cared for and more valuable. Staging isn’t just tidying; it’s creating that emotional connection that makes buyers think, “I can see myself living here.”
The guide gets into the most important elements of preparing your home for sale:
Decluttering
Deep cleaning
Decoration and repairs
Lighting and atmospher
Furniture and layout
Soft furnishings and textures
Creating a focal point in each room
A free guide to staging your own home:
1. Declutter
This step goes far beyond a quick tidy. Staging requires editing, decluttering and then usually doing it once more. A home that feels crowded, overly personal or filled with “life admin” will distract potential buyers (and makes rooms feel smaller than they really are).
2. A Deep Clean
A beautifully styled or staged home can still fall flat if it isn’t clean. It's always worth doing a proper deep clean before photography and viewings. Hire professional cleaners if you can.
Key things to focus on:
Windows inside and out: They brighten every room and make photography sharper.
Floors, carpets and rugs: Fresh vacuum lines and clean flooring instantly lift a space.
Kitchens & bathrooms: Shine taps, polish sinks, scrub grout and remove limescale, these are areas buyers scrutinise closely.
Patio, balcony or outdoor areas: Sweep, jet wash if possible, remove dead plants and tidy outdoor furniture.
Bins & pet areas: Empty kitchen bins and ensure litter trays are completely clean.
3. Decorate & Repair
You don’t need to reinvent the whole house, but small updates can dramatically improve how a property feels. Buyers want to walk in and sense “this home has been looked after” rather than “here’s a list of jobs I’ll need to do”.
Key areas to focus on:
Neutral, fresh colours: If any room feels dated or overly bold, a coat of neutral paint can modernise the space and help buyers imagine their own decor.
Repair anything broken: Wobbly handles, chipped tiles, loose door hinges or cracked socket plates are small issues that suggest neglect. Fixing them makes the whole property feel solid and well maintained.
Check finishes: Touch up skirting boards, reseal around baths and showers and ensure all lightbulbs are working.
4. Lighting, Styling & Atmosphere
Choose simple, well-proportioned lampshades to soften light and elevate each room.
Let curtains hang neatly - avoid bunching or pooling awkwardly. A well-dressed window makes the whole room feel more considered.
Use warm bulbs to create an inviting glow during viewings.
Styling Your Surfaces
Look for inspiration: Pinterest is full of examples of styled shelves, consoles, coffee tables and sideboards. Keep surfaces simple, clean and intentional. A few well-chosen pieces (books, a vase, a candle) look far more sophisticated than lots of small items.
Let pieces breathe. Negative space helps rooms feel bigger and calmer.
5. Furniture & Layout
Make sure every room has a clear purpose, such as a home office, cosy reading nook, guest bedroom, dining area. Buyers struggle with “miscellaneous rooms”. Remove anything oversized, surplus or that’s blocking walkways. Flow really matters.
6. Soft furnishings & textures
Dress beds with beautiful bedding, layered cushions, throw or bedspreads.
Layer textures (rugs, cushions, throws) to add warmth and depth especially in living spaces and bedrooms.
Use greenery or flowers to bring life and colour into rooms (they also photograph beautifully)
Art, accessories & personality
Display your best pieces such as art, ceramics and textiles, but keep it curated.
Create symmetry where it feels natural: paired lamps, matching cushions, balanced artwork. It helps a room feel calm and pulled together.
Keep personal items subtle. A touch of character makes a space feel authentic without distracting buyers.
7. Create a focal point in each room
Give each room one clear visual ‘hero’, something the eye is naturally drawn to.
A beautifully dressed bed
A styled console
A standout piece of art
A cosy seating corner
A strong focal point not only makes your home memorable, it also makes your photographs far more engaging and impactful.
We hope this guide has been helpful and wish you luck selling your home. However, if all of the above feels like too much, our other staging services are here to help!
