Home staging insights from Porter & Gold
Alongside the current government’s policies, and its latest budget delivery, the global economy and all the other massive changes in the world, people still need to move house. Whether that's for a new job, moving in with a partner, leaving a partner, having kids or kids leaving home, our parents needing new levels of support or a death in the family: our home lives constantly evolve.

When a home lingers on the market, most sellers assume the issue is the property itself: location, size, or something “unfixable.” These issues are real, but in our experience staging homes across Bristol and the South West, a large part of the reason homes struggle to sell has much more to do with presentation.

Here’s an interesting truth: only 13% of people can visualise an empty or poorly presented room.
That means the vast majority of buyers aren’t seeing potential. They’re seeing:

Blank, uninspiring walls
Awkward corners they don’t know how to use
Bare bulbs, harsh lighting, and cold windows
Echoey rooms that feel smaller than they are
Spaces that lack warmth, purpose, or personality

Without emotional connection to a place, buyers walk away, even from homes that are perfectly good.
And that’s the part most sellers tend to overlook.

If You Don’t Get the Presentation Right…
When a home goes to market without thoughtful presentation (effective marketing), the downward spiral can happen quickly. The worst-case scenario looks like this:

The listing sits online too long and becomes stale
Viewings slow down or stop altogether
You receive lower offers than you hoped
You reduce the asking price just to regain interest (and get back up to the first page of rightmove)
You lose momentum
You lose money

This is incredibly common, and completely avoidable.

If You Do Get It Right…
When your home is properly presented, not just filled with furniture, but intentionally styled with your target buyer in mind, everything shifts.
Here’s what happens when marketing with staging is done well:

Buyers instantly understand the layout
Rooms feel bigger, warmer, and more functional
Photography looks incredible and performs better online
You attract more committed, higher-quality buyers
You create emotional resonance
In many cases, the property sells faster and at a higher price

This isn’t wishful thinking. It’s what we see consistently in the homes we stage across Bristol and nearby areas.
Thoughtful presentation changes outcomes.

What Sellers Need Most

There’s a common misconception that staging is simply adding furniture or a few cushions or having a tidy up. However, effective staging, especially in today’s competitive market, is far more strategic.

What sellers and developers really need is:

A clear, design-led plan for each room
A layout that helps buyers instantly imagine living there
A mix of art, antiques, and contemporary styling to create emotional warmth
Cohesive flow from room to room
Sustainable, considered sourcing (rather than disposable cheap looking mass produced) furniture
A styling approach that elevates the photography and the in-person experience

At Porter & Gold, this is exactly what we do.
Our signature style blends art, antiques, and modern design to create spaces that feel warm, desirable, and genuinely memorable. Every home we stage is curated with the buyer in mind, not generic, not formulaic, and not wasteful. Beautifully considered spaces that help your property stand out (and sell quickly).

Why This Matters More Than Ever:
As I mentioned earlier on, even with the government’s new (and rather unfriendly) budget freshly delivered, and a slow economy, people still need to buy and sell their homes. With a slower online market and buyers increasingly making decisions to view a property (or not) from the online photography alone, the way your home looks in those seconds on a property platform is everything. Professional home staging isn't an extra, it's a competitive advantage. A beautifully presented home helps buyers feel something.

The Bottom Line
Homes don’t struggle to sell because something is “wrong.” They struggle because buyers can’t see the life they want inside them. Staging helps solves that problem. And when you get it right, the results speak for themselves.
