You might already know us for our show homes, staging projects and styled new developments across the South West, but one of the services we're most proud of, and perhaps least talked about, is what we do for people who are still living in their homes when they come to sell.
Occupied staging. And honestly? It can be transformative.
Here's the thing. Estate agents are often in a tricky position. They want the instruction, they don't want to hurt anyone's feelings, and so the conversation about getting the house ready can get a bit glossed over. We completely understand that, but it means that homes go on the market before they're really ready, and that costs sellers both time and money.
That's where we come in.
How it actually works
When a client books our occupied staging service, two of our team will come to you for an initial
two-hour visit. We'll walk every room with you, not just as designers, but as people who genuinely want to understand your home, your life, and where you're headed next. That bit matters. We're not coming in to judge; we're coming in to help.
After that visit, within five working days, you'll receive a detailed room-by-room report. It covers furniture layout and flow, decluttering priorities, any small maintenance or decorating jobs that are worth doing (and trust us, buyers notice the little things, even unconsciously), and clickable links to pieces we'd suggest adding: rugs, lampshades, textiles, small accessories that lift a space without costing a fortune. We also include contacts for our trusted Bristol trades, so if something needs boxing in, painting or fixing, you've got reliable people to call on.
Most of our clients find that once they have the list, they move quickly. It's the not knowing where to start that's paralysing, not the doing.
Then we come back
Once you've worked through your recommendations: decluttered, done the jobs, maybe picked up a few of the pieces we suggested, we return in the days before photography. Our team will do a final furniture arrangement, style your surfaces / shelves, dress the beds and sofas, get the flow of every room feeling just right. It's usually a three-hour session, sometimes more for larger homes. And the whole service comes in at a fraction of what a price reduction costs.
A recent project
We worked recently with a wonderful family in Bristol who had lived in their five-bedroom home
for over 25 years. Three children, pets, a packed garage, unboxed pipework, artwork propped against walls, rooms that hadn't been painted in years. They weren't overwhelmed by wanting to sell, they were overwhelmed by where on earth to begin.
We did the initial consultation, wrote the report, and recommended the trades. They were brilliant, they did everything on the list, which doesn't always happen, and the results were stunning. We repositioned the dining table, moved the living room furniture to create space and impact, cleared some larger pieces out, added rugs and lampshades to modernise it, and hung the artwork properly. On shoot day, we barely had to do a thing apart from styling surfaces.
It went on the market just before the end of September. A viewer who came through made an offer. The sale completed before Christmas and our clients are now settled beautifully into their new home.
Why it works
We use bespoke pieces, natural materials, antiques and real art alongside modern, responsibly sourced finds. We're not filling your home with generic staging props — we're working with what you have, and adding only what it needs. It's better for the planet, and it produces results that feel personal rather than dressed.
