Our home staging process for The Coach House, Clifton Village
Staging and styling this incredible Coach House in Clifton for Richard Harding’s client was such a rewarding experience for Porter & Gold. With three separate gardens (including two roof terraces) and light streaming in from vast windows and ceiling panels, the property already had so much going for it. Our task was to enhance that potential and help buyers feel the emotional connection that turns interest into offers. More images below and a full case study will be on our projects page soon.
This architect-designed home was built a few years ago by Frank McGoldrick, who, coincidentally, gave me my first interiors job when I was 18, working in his eccentric antique shop opposite York Café in Clifton. His flair for mixing bold design with timeless vintage pieces has stayed with me ever since, and it felt full-circle to be asked to stage one of his projects.
About the Property
A four-bedroom period coach house tucked away in Clifton Village, offering approx. 2,900 sq. ft. of well-designed space. The interior balances striking architectural features—open oak staircases, concrete flooring, and steel worktops—with natural materials, calm colours, and plenty of light. With two roof terraces, a courtyard garden and a rare large garage/studio with EV charging, this home offered scale, flexibility and location in equal measure.
The Brief
With the property empty and ready to hit the market at £1,795,000, Richard Harding invited us to create a warm, aspirational atmosphere to match its quality. Our goal was to help potential buyers understand how to live in—and love—the space.
Our Approach
While much of the built-in cabinetry and structure was already in place, the home lacked the layers that make a space feel lived-in. We introduced warmth and texture through antiques, vintage rugs, oversized artwork and sculptural furniture. Highlights included low bamboo garden seating, large-scale pieces by artist Jane Kell, mid-century Panton chairs and 1960s abstract paintings from our own archive. One antique rug was handwoven by my grandparents.
We approached the property as a creative sanctuary, ideal for entertaining, hosting and quiet reflection. Every room was styled with a sense of purpose and story. We wanted it to feel like someone inspiring already lived there.
Challenges & Solutions
The biggest challenge? The scale. Finding furniture, rugs and artwork that held their own in such a vast space took time and consideration. We also worked against the clock to coordinate trades, organise cleaning (thank you, James, our window wizard), and ensure everything was perfect for photography day. We pulled the whole project together in under three weeks—design, sourcing, logistics and styling—ready for launch.
The Result
Within five weeks of going to market, the Coach House had received multiple viewings and an offer. It’s now sold. The collaboration between Porter & Gold, Richard Harding and photographer Leighton James was seamless, and the outcome is a brilliant example of what thoughtful staging can do, not only to elevate a property, but to tell a story that invites people in.
